New EPC legislation: Landlords could face substantial fines

UK homeowners opting to rent out their homes could face harsh financial penalties if they do not comply with the latest Energy Performance Certificate (EPC) legislation, Aboutproperty.co.uk reported yesterday. Property owners who are members of the National Landlords Association (NLA) have been warned to abide by the new law if they wish to avoid steep fines, the article reported.


As homeowners struggle to remain on top of their mortgage repayments, many are choosing – or being forced – to rent their homes to tenants, says Aboutproperty.co.uk. Energy efficiency is unlikely to rate as a primary concern amongst embattled homeowners, and thus, for “unwilling” landlords, the EPC legislation is an especially bitter pill to swallow.

However, the NLA argues that the new EPC law is of comfort to equally beleaguered tenants, to whom the certificates will offer the reassurance of lower fuel bills and an energy efficient property, states Aboutproperty.co.uk. Although energy efficiency measures recommended by EPCs are not mandatory, landlords often feel obliged to make the changes underscored in the document.
