What can I do to help me sell my house fast?

Selling your home can be an arduous process and it can take up to a year to sell your house, even with the help of an estate agent. With the current state of the UK property market, many individuals find themselves asking, “Why is it so difficult to sell my house?”

Purchasing a home is a large investment and many potential home buyers are nervous about spending so much money on a property that they may not be able to sell easily in the future. It can be especially hard to sell your home quickly, particularly if it is small and is not in a good condition.

There are, however, a few tips and tricks that can help you to sell your home quickly.

5 tips and tricks that can help me to sell my house

  1. When I sell my house it will no longer be mine

Selling your home is not always something that you are doing by choice and it can often be the result of negative circumstances. Sometimes homeowners take the decision to sell their home because of personal issues, such as divorce or the death of a loved one, or financial issues such as debt or the threat of repossession. It is best to come to terms with the fact that you are only leaving property behind, and not your memories. Once you have come to this realisation, it is far easier to make changes to your house in order to make it sell quicker.

  2. Because I am selling my house does not mean that people want to buy my home

Before you allow potential buyers to enter your home, remove all personal photos of yourself and your family. When a person views a house, he or she is looking for somewhere to build their own set of memories and does not want to be reminded of the family that lived there before he or she purchased the property.

  3. When I sell my house it is finally time to get rid of unnecessary clutter

Potential homeowners tend to be very nosy and are known to look inside every possible nook and cranny, including kitchen cupboards and hallway closets. If storage spaces are disorganised and full of seldom used items, prospective buyers can be put off from buying your home. All items that you have been keeping for a rainy day – and have kept for years without using – should be thrown away. The golden rule is that if you have not used an item within a year, you do not need to keep it.

  4. Move some of your furniture to a storage unit

This is particularly important if your have a smaller home that does not allow for much movement. By removing select pieces of the furniture, you can make your home look deceptively spacious, and potential buyers can walk around freely without dodging furniture. This helps to create a more pleasant viewing experience which in turn can lead to a faster sale.

  5. Inspect your house as if you were a prospective buyer

Imagine yourself in the position of a potential buyer. Would you want to buy a property that desperately needs a new coat of paint or some DIY work? Scrutinise your house and perform all minor repairs that are within your budget.

If you do not have the budget to fix everything then it helps to give your home an extensive clean. Make sure that all windows are sparkling, carpets are vacuumed and surfaces are dusted. A spotlessly clean house can often create the illusion of a well maintained property.
