The Home Information Pack: Making it harder to sell problem houses

As of 1 June 2007, all UK home sellers wishing to put their homes on the market will be required to obtain a Home Information Pack (HIP) for their property. The HIP comprises a complex selection of documents that will add further delays to an already lengthy home selling process – and, in some cases, may make it even more difficult to sell your home. If you’re already facing a crisis, you may feel that you have nowhere to turn.

The good news is that you do have another option – one that won’t cripple your budget, nor waste valuable time. Because at MPG, we don’t require a Home Information Pack in order to guarantee you a fast cash sale for your home!

  • Energy Performance Certificate

These are issued by an accredited Energy Assessor who visits the property to make an assessment of the age, type of construction, location and relevant fittings (heating, insulation, double glazing).

  • Home Condition Report

While this document is an optional addition to your HIP, it is likely to play a crucial part in a buyer’s assessment of your property. However, obtaining a satisfactory Home Condition Report may require carrying out costly and time-consuming repair work on your property, and it may also influence a valuation of your home.

If these new documents reflect poorly on your home (i.e: by noting its poor condition or unsatisfactory energy performance), it may become increasingly difficult to sell your home. Moreover, correcting these flaws by installing new heating, insulation and double glazing, or renovating your property, is an extremely costly process!
