Cutting out the middle man with a private sale

If you’ve ever been involved with buying or selling a property before you know what a painful business it can be – that is, if you take a conventional route.

Let’s consider what’s involved in using an estate agent to sell your home.

Firstly you have to wait until the estate agent gets round to your home to place his value on the property. You know that to get the best deal you’ll be looking at maybe three or four estate agents – all of whom could come back with radically different valuations on your home, often pitched slightly higher than true market value as they’re more likely to win your business if they come in with a higher value. So out of the four values place on your home which one reflects the real market value?


So far so complicated – now what happens? An estate agent could take a week, usually longer to get your details ready and place your property on the market. From then on you’re totally at the mercy of the agent – sitting on your hands until you get viewings.

Many people don’t like the fact that with the estate agency route you’ll have strangers traipsing round your house for viewings, often at inconvenient times – it’s an intrusive and unsettling process that can feel at times like a real invasion of privacy. And if you’ve sold a house this way before you’ll be familiar with the mad dash round the house to tidy up when a viewing is sprung on you at the last minute and that feeling of being on edge every time a new potential buyer arrives, only to feel let down when no offer materialises.

But probably the worst thing about an agency sale is the charge - typically around 2.5% of the sale price goes straight to the agent. With a private sale you miss out that commission altogether.

Of course estate agents aren’t the only middlemen involved. Once you’ve got an offer, the next person to visit you will be the surveyor appointed by your buyer’s mortgage company – another charge to factor into the sale. A private sale for cash eliminates this completely saving you money.
