Doesn't Everyone offer this service?
MPG Investments are very different from a normal property club or property portfolio service. We do not buy properties off developers in bulk to achieve discounts. We believe that these properties are over valued in the first place so the discount is meaningless. All MPG properties are secured at genuine discounts to true market value and because they are not new builds there is plenty of evidence to support our valuations. Additionally there are no up front or monthly fees, no seminars and no overvalued properties to sell.
What do you mean discounts to true market value ?
Estate agents have a tendency to have asking prices on properties far in excess as to what they are really worth. This is partly because people have an inflated view of the worth of their own home and partly because by giving a higher valuation they are more likely to get the business. At MPG Investments we calculate the true market valuation using actual comparable sales information and resources like the land registry. We then present this information to you in a full report on the property and it is for you alone to decide whether you want to buy it or not.
Can I sell the properties straight away?
Yes. Buying properties from MPG Investments below market value means there is an excellent opportunity to put the property straight back on the market for sale and make a profit. Of course you have to be aware that this could take 3-12 months and market conditions could change. Investing in property, like any investment is full of risk, but if you are investing in property you already know these risks. What's more, you don't have the worry of lots of identical properties being on the market at the same time for the same price as yours which you do with new builds from property clubs.
Where do you have properties for sale?
Through our service of providing quick exchange and completions in exchange for a reduction in the asking price MPG is able to source a constant flow of properties across the whole of the UK. MPG Investments purchase directly all of the properties in London and the surrounding areas, but aside from that we are happy to sell everything else straight away to our investor customers.
Do you manage the properties?
Once you have bought your property then it is up to you to manage it. MPG Investments' service is for finding the property only. It is up to you whether you let it or sell it yourself.
What fees do you charge?
MPG Investments charges no fees whatsoever. There are no introduction fees, no seminar fees and no monthly fees. Our profit is only made in the difference between what we buy the property for and what we sell it for. This makes everything totally transparent. If we buy a property at the right price then we will have no problem finding a customer for it. The more customers we have the quicker we sell them.
How do I become an MPG Investor?
What we insist on is that you are a cash funded buyer and have a solicitor ready and in funds to complete on a transaction in seven days if required. Before we can progress with the sale of a property to you, your solicitor will need to confirm this. Ideally we would also like to meet you at our offices in North London. This is all to protect our clients selling us their property discounted in exchange for a quick cash sale.
